2. Valuation — know what it’s worth

A written Letter of Opinion of Value you can use for probate filings, tax planning and family decisions. Where a formal appraisal is needed, I coordinate it. Numbers end arguments that opinions start. (Free, no obligation.)

3. The waiting period — probate without waste

Probate typically takes months. I help you use that time: vacant home insurance, utilities, maintenance schedules, Toronto Vacant Home Tax compliance, contents strategy (document, offer to family, sell, then clear), and a preparation plan limited to what actually adds value.

4. The sale — done properly

Preparation, staging, photography, pricing and negotiation — timed to your Certificate of Appointment, marketed to reach every qualified buyer, and reported transparently so every beneficiary sees the same numbers.

Common questions

Can I list the property before probate is granted?

In most cases no — most buyers’ lawyers and the Land Registry require the Certificate of Appointment. But the preparation can start immediately.

What does the walk-through cost?

Nothing. It’s how I earn an executor’s trust.

Do you only work in the east end?

My home base is Toronto’s east end (The Beaches, Birch Cliff, Cliffside, Cliffcrest, East York, Scarborough), and I serve estates across the GTA.
